The property site and separate parking lot is located on Orange Ave in North Long Beach, California with frontage on Orange Ave which is a high traffic thoroughfare. Between the two subject properties is a parking lot, owned and used by theChurch across the street. The neighborhood is a predominantly working-class area of Long Beach. The neighborhood is bounded by the cities of Compton, Paramount, Bellflower and Lakewood. The property is positioned with close access to the 91 and 710 freeways and offers easily accessible public transportation within close walking proximity. North Long Beach is mostly residential. As such, the City is cooperatively working towards redevelopment of the area and looks to any new development or conditional use permit as needing to be compatible with the residential neighborhood. The City has partnered in three major commercial developments that are currently underway in North Long Beach.
